East Plano vs West Plano: Two Very Different Markets in One City

Plano gets talked about as one market. It is not. The city runs from the older neighborhoods east of US-75 out to the executive communities near Willow Bend and Legacy, and the gap between those two markets is wider than most sellers realise.


If you are selling in Plano, knowing which side of that line you sit on changes your pricing, your buyer pool, and how long the whole thing takes.


West Plano — Newer Stock, Higher Expectations


West Plano covers the neighborhoods roughly west of US-75 and north of Park Boulevard, including Willow Bend, the Legacy corridor, and the master-planned communities built through the 1990s and 2000s. Larger lots, newer construction, higher median values.


The buyer here is typically a corporate professional or executive, often relocating in for one of Plano's major employers. They have seen new construction in Frisco and Prosper. Their condition expectations are high — updated kitchen, current bathrooms, systems with life left in them.


The upside for sellers: broad, well-financed buyer pool. The downside: a West Plano home with a 1998 kitchen is competing against renovated stock at a similar price point, and buyers notice.


East Plano — Older Stock, Value Buyers


East Plano is predominantly 1970s through 1990s construction. Ranch-style homes, smaller lots, mature trees, and a housing stock that has largely not been renovated to current standards.


This is where the pressure is in 2026. Homes with original kitchens, dated bathrooms, and aging HVAC systems are seeing longer days on market and more price reductions than their West Plano counterparts. The buyer pool skews toward first-time buyers and investors, both of whom are price-sensitive and both of whom are calculating renovation costs.

The same square footage on either side of US-75 does not fetch the same price, and it does not attract the same buyer. Pricing an East Plano home against West Plano comparables is the single most common mistake we see Plano sellers make.

What the Citywide Numbers Hide


Plano's median sale price sits around $490,000 with homes averaging 41 to 43 days on market. But a citywide median blends both markets together. Redfin's Plano market data and neighborhood-level breakdowns show meaningfully different performance by area, and appraisers use neighborhood comparables — not citywide medians — when valuing your specific property.


The practical implication: if you are in East Plano, ignore the citywide median entirely. Look at what has actually sold on your street and in your subdivision in the last six months.


When an As-Is Sale Makes Sense on Each Side


East Plano: often, and for straightforward reasons. If the property needs $50,000 of work and the post-renovation ceiling in your subdivision is not high enough to return that, the renovation math does not work. The investor buyer pool is already the realistic buyer pool, so going direct just removes the listing process.


West Plano: less often, but it happens. Higher price points give renovation a better return, so the calculation more frequently favours updating first. An as-is sale makes sense in West Plano when the timeline is tight, the property has conditions that complicate financing, or the seller does not want to fund and manage a large renovation.
