Frisco Sits in Two Counties: What That Means for Your Tax Bill and Your Sale

Frisco is unusual among DFW cities in that it straddles a county line. Roughly speaking, the eastern portion sits in Collin County and the western portion in Denton County — and the boundary runs through the middle of the city rather than around it.

Most Frisco homeowners know this vaguely. Fewer realise how much it affects a sale.

Different Appraisal District, Different Valuation Process

Your property is appraised by the county in which it sits. Collin Central Appraisal District and Denton Central Appraisal District operate independently, use their own methodologies and schedules, and handle protests separately.

This means two structurally identical Frisco homes on either side of the line can carry different appraised values, be subject to different protest deadlines, and appear in different data sets.

Different Combined Tax Rate

Your total property tax bill is the sum of every taxing entity applying to your parcel — county, city, school district, community college district, and any special districts. Because the county component differs, and because the entities layered on top can differ, the combined effective rate is not the same across the city.

The difference is not enormous in percentage terms, but on Frisco's price points it is meaningful in dollars. On a home in the $600,000 range, a modest rate difference translates into a real annual figure that buyers and their lenders both notice. Current rates for each entity are published by the Texas Comptroller's property tax division.

Lenders calculate a buyer's debt-to-income using the actual tax obligation on the specific property. A higher combined rate reduces the loan amount a buyer qualifies for, which directly narrows your buyer pool at a given price. This is the mechanism by which the county split affects what you can sell for.

Different School District Boundaries Too

The county line and the school district boundaries are separate things and they do not align neatly. Portions of Frisco fall within Lewisville ISD, Little Elm ISD and Prosper ISD alongside Frisco ISD, and those districts have their own tax rates.

So a buyer evaluating two Frisco homes may be comparing different counties and different school districts simultaneously, with different tax rates attached to each combination.

What Sellers Should Do

  • Confirm which county your parcel is in — check your tax statement or the appraisal district records

  • Know your actual combined effective rate, not the city average

  • Confirm your school district assignment separately from your county

  • Price against comparables in your county and district, not citywide Frisco medians

  • Be ready to answer the tax question — informed Frisco buyers ask it

Frequently Asked Questions

How do I find out which county my Frisco home is in?

Your annual property tax statement lists the appraisal district and taxing entities. You can also search your address on the Collin Central Appraisal District or Denton Central Appraisal District website.

Is one side of Frisco cheaper on taxes?

The combined rate depends on the full stack of taxing entities on your parcel, not just the county. Compare your actual statement against a specific property you are curious about rather than assuming a general rule.

Does the county split affect my homestead exemption?

Your homestead exemption is filed with the appraisal district for your county. The exemption itself works the same way, but you file with whichever district covers your parcel and their deadlines apply.

Do buyers actually care which county a Frisco home is in?

Informed buyers do, because it affects their monthly cost and their loan qualification. Their agent and lender will identify it during the transaction regardless, so it is better addressed upfront.
