McKinney is regularly named among the best places to live in America. What those rankings measure is the city as a whole. What they do not capture is that McKinney contains two quite different housing markets separated roughly by US-75.


West McKinney — Master-Planned and Newer


West of US-75, McKinney is dominated by master-planned development from the 2000s onward — Craig Ranch, Stonebridge Ranch, Adriatica and the corridors along Custer Road and Virginia Parkway. Newer construction, HOA governance, amenity packages, higher price points.


The buyer is typically a relocating professional or a family trading up. Condition expectations are high and the comparison set is other newer homes, including new construction in Prosper and Celina just to the north.


East McKinney — Older, More Varied


East of the highway, McKinney is older and far more varied. The historic downtown and its surrounding neighbourhoods sit here, along with mid-century and 1970s-80s stock, and further east the city transitions toward rural-edge properties on larger lots.


Price points are lower and the buyer pool is more mixed — first-time buyers, investors, and people specifically drawn to the character of the historic district. Some of these properties carry historic designation, which brings its own approval requirements for exterior changes.

East McKinney is not one thing either. A restored home two streets from the downtown square and a 1978 ranch out toward FM 546 are in the same half of the city and in completely different markets. Subdivision-level comparables matter more here than anywhere else in the city.


The Factor That Cuts Across Both


New construction in Celina, Prosper and Melissa is pulling directly from McKinney's buyer pool. Those cities are adding inventory at scale while McKinney's western communities are largely built out. A buyer weighing a 2007 Stonebridge Ranch home against a 2026 build fifteen minutes north is a real competitive dynamic, and it shows up in McKinney's days on market. What Each Side Should Do Differently


West McKinney sellers: your competition includes new construction. Condition and presentation carry more weight because buyers have genuine alternatives at similar price points. If the home needs updating, understand that you are asking a buyer to choose your 2007 build over someone's 2026 build.


East McKinney sellers: your buyer pool is more investor-weighted, which means condition matters less and price matters more. An as-is sale often makes more sense here because the realistic buyer pool already skews that way.
