Frisco appreciated dramatically through 2020, 2021 and into 2022. Buyers competed hard, waived contingencies and paid above list. Then the market turned.


If you bought at or near the top and circumstances now require you to sell — a job move, a divorce, a change in finances — the first thing to establish is your actual equity position. Not your Zestimate. Your real number after everything comes out.


Work Out Your Real Position


Start with what you would realistically sell for today, based on what has actually closed in your subdivision in the last six months. Then subtract:

  • Your current mortgage payoff, including any accrued interest

  • Any second lien or HELOC balance

  • Agent commission if you are listing traditionally

  • Seller-paid closing costs, including the owner's title policy

  • HOA transfer and resale certificate fees, plus any PID payoff

  • Any repair credits or concessions a buyer negotiates

  • Carrying costs for however long the property is on the market


A buyer who paid at the peak with a low down payment can find that the arithmetic does not leave much, or anything, after all of that.

This is not a Frisco-specific problem — it applies across DFW to anyone who bought at the top with limited equity. But Frisco's price movement was sharper than most of the metroplex, which makes the position tighter here than in slower-moving markets.

If You Have Equity but Not Much


Your priority is protecting what is there. Every month the property sits on the market costs you mortgage interest, taxes, insurance and HOA. A traditional listing that runs 60 days plus a 30 to 45 day financing period is three to four months of carry.


A cash sale at a somewhat lower headline number, closing in two to three weeks with no commission and no repair negotiation, sometimes nets more than a longer listing at a higher price. Run both numbers rather than assuming.


If You Are Underwater


If the payoff exceeds what the property will sell for, a standard sale cannot complete without you bringing cash to closing to cover the shortfall. Your options are:

  • Bring the difference to closing if you have the funds

  • Negotiate a short sale, where the lender agrees to accept less than the full payoff — this requires lender approval and typically takes 60 to 120 days

  • Hold and wait, if your circumstances allow it

  • Explore a loan modification with your servicer if the issue is affordability rather than a required move

Act Earlier Rather Than Later
